The roof is a component of your home that you can’t afford to neglect. As a homeowner, take the time to familiarize yourself with the signs of roof problems so that you’ll know when it’s time for a roof replacement. Here are three signs you need a new roof, all of which can be easily checked during a routine home inspection.

1. Shingles in Poor Condition

Inspect the shingles. If you notice any that are cracked or broken, shingle granules in the gutters, missing shingles, curling or warped shingles, or shingles that look worn and shabby, the shingles — and, therefore, your roof — are probably past their prime.

Pay special attention to the health of shingles in high-risk areas of your roof, such as the roof valleys. The condition of your roofing materials is an accurate way to gauge whether it’s time for a new roof.

2. Moss or Algae Growth on the Roof

If you notice dark streaks on your roof (generally stains caused by algae buildup) or moss growing on the shingles, your roof may be deteriorating and you should start planning for a replacement. It’s good practice to remove moss from your roof as soon as you notice it. Leaving it to grow can result in extensive damage to the shingles.

3. Age is One of the Signs You Need a New Roof

If your roof is 20 years old or older, you should get it inspected. Although shingles are manufactured for longevity, many factors including moisture, lighting, weather events, and ventilation, can affect shingles. Depending on the type of material, your roof’s lifespan can vary from 20-35 years.

The best way to know if you need a new roof is to watch for signs of aging and have it inspected by a professional if you suspect it’s nearing the end of its life.
